Permitted development (PD) rights let you make certain changes to a house without applying for full planning permission, as long as you stay within set limits.
Permitted development rights come from the General Permitted Development Order (GPDO) 2015, Schedule 2. Part 1 covers houses (Classes A-E: extensions, roof alterations, outbuildings and porches).
PD rights are automatic only if every condition and limit for the relevant class is met - depth, height, boundary distance, materials and curtilage coverage all matter.
PD rights can be removed locally by an Article 4 direction, or reduced in conservation areas, National Parks, AONBs and for listed buildings.
Even when a project appears to qualify, we recommend a Lawful Development Certificate (LDC) from the local authority as legal proof before you build.
